What we clean
Most clients start with a nightly contract. The rest is added when the building needs it.
Nightly janitorial
Desks, kitchens, restrooms and floors, every night after your team leaves.
Day porter
Someone on site during the day for lobbies, restrooms and whatever comes up.
Floor care
Strip and wax, carpet extraction, terrazzo and stone, on a calendar rather than when it looks bad.
Post-construction clean-up
From the contractor's last day to your move-in, including the dust you can't see.

How pricing works
One number a month, set after the walkthrough, and it doesn’t change unless the building does.
- What sets it
- Square footage, nights per week, number of restrooms, floor types, and building access: freight elevator hours and security sign-in.
- What’s included
- Labour, a supervisor, equipment and standard products. Restroom consumables if you want us to handle them. The nightly report.
- What’s separate
- Floor restoration and carpet extraction, quoted on an annual calendar you approve up front. Post-construction and deep cleans, quoted per job.
- The contract
- Month to month after the first 90 days, 30 days' notice.
We had three cleaning companies in four years. The problem was never the first month, it was month six. Same crew for two years now, and the report every morning means I know what happened before anyone complains.
Our building requires a certificate of insurance naming three parties, and most vendors take a week to get it right. They had it to our property manager the next morning.
